HPM's aggressive marketing approach minimizes vacancies by maximizing exposure to prospective tenants, and responding to inquires promptly. With IPM your property is marketed all major rental sites like Zillow, Trulia, Apartments.com, Hotpads, Craigslist, and of course our own Rental Search page. Our ads feature numerous wide angle photos, detailed property descriptions, rental terms and more. Most important, prospects can schedule a showing online anytime. With our unique systems and technology integration, our rental inquiry department is effectively open 24/7/365 working to find the right tenant for your rental. RENTAL PROCESS
When a prospective tenant is interested in your property, HPM conducts a thorough screening process. Our screening starts from the moment a prospect contacts us. If we feel they are the right fit we then proceed with credit and criminal background checks, employment, asset, and ID verification. If approved we then prepare the rental agreement based on terms agreed to by our clients in the management agreement. Our advanced technology integration allows us to thoroughly screen an applicant, digitally draft the rental agreement, and collect the security deposit via EFT within a matter of minutes if needed.


MAINTENANCE AND INSPECTIONS
Between HPM managers and our partner Hawaii Rental Maintenance, we perform inspections of all properties we manage at the time we take on management, before a new tenant moves in, before agreeing to renew an existing tenant's rental term, and after a tenant moves out. If a problem is identified, HPM determines action needed to make it right, and coordinates with vendors and where necessary the owner to get things expedited quickly. We firmly believe pro-active maintenance avoids costly future repairs, and well maintained properties attract and retain quality tenants, resulting in maximum income and minimal vacancies for our clients. When applicable, we work hard to hold tenants accountable for repairs that are their responsibility.
ACCOUNTING
Our systems combined with our web based management software enables HPM to maintain comprehensive financial records for your property and make them readily accessible to you. Your income statements, financial reports, copies of invoices and more are available to you online 24/7. This makes it easy to track your income and expenses, especially at tax time. * MANAGEMENT FEES

Our Management fee is 10% of rent collected. We have no marketing or advertising fees, and there is no fee when your property is vacant, and no fee to owners for rental renewals or extensions.

For rental terms of 6 month or more, there is a tenant placement fee of 10% of the monthly rent amount deducted from the 1st month’s rent.

For short term rentals (1-6 months) there is a tenant placement fee of 20% deducted from the 1st month’s rent.

Our initial set up (Reserve) amount is $500 for most properties. This is fully refundable if you ever terminate management with HPM.

We offer services for filing Hawaii General Excise Tax on owners behalf.
